Capital Improvement Fee – Welcome to Tamarac Lakes South

At Tamarac Lakes South, we believe in preserving the quality, beauty, and long-term value of our community. As part of this commitment, new homeowners are required to pay a one-time Capital Improvement Fee of $2,000 at the time of property purchase.


What is a Capital Improvement Fee?

This fee is a one-time contribution usually paid by the buyer at closing. It is not part of the monthly assessment and is used exclusively to strengthen the community’s infrastructure, amenities, and shared assets. It is often viewed as a "buy-in" to the community—an investment into the resources that all residents enjoy.


How the Fee Benefits the Community

Your contribution helps ensure that Tamarac Lakes South remains a well-maintained, financially stable, and attractive place to live. Specifically, this fee supports:

  • Capital Improvements: Funding long-term enhancements and upgrades such as road resurfacing, irrigation system replacements, roof projects, and more.

  • Amenity Maintenance: Supporting upkeep and improvements to the pool, clubhouse, lake, and other shared facilities.

  • Community Enhancements: Funding landscaping upgrades, signage, lighting improvements, and beautification projects.

  • Financial Stability: Reducing the likelihood of unexpected special assessments by planning responsibly for future projects.

  • Fairness and Equity: Ensuring that new residents contribute to the same shared resources that have been supported by long-time homeowners.


Why It Matters

The Capital Improvement Fee helps keep monthly dues affordable by shifting some long-term financial needs to new ownership transitions. It also allows the Association to maintain high standards while avoiding unnecessary financial strain on existing homeowners.
